This penthouse is located atop an adaptive reuse of a 1930s parking structure with a classic Art Deco facade. The owner acquired space for the construction of a modern residence with room for her art collection and treetop views of Lincoln Park and Lake Michigan. The design direction was to create a home that expresses elegance and architectural minimalism, like a boutique hotel in Paris.

The floor plan is open with careful attention to transitional spaces for processional flow between rooms. A four-sided fireplace promotes a sense of openness while enabling the client to host intimate dinner parties overlooking the lake. The utility core is clad in blackened steel and ribbed-wood, becoming a sculptural volume that conceals a pantry with a pass-through portal that connects it to the main space and serves as a bar for parties.
Meticulous material selections—metalwork, millwork, surfaces and walls—add layers of rich textures without competing with the client’s art. Every element has a tactile quality. Experiential lighting is incorporated throughout, from pinpoint lights over the artwork to the layers of ambient lighting that set myriad moods. In the primary bedroom, dSPACE designed a recessed lightbox installation that artfully illuminates a custom, wall-to-wall headboard.

Walking through this home, there’s an architectural pageantry to its spaces and a holistic restraint to its design. For this client, it’s the right amount of high-gloss urbanity.
